Taking inspiration from the advanced engineering systems used in some of the world’s most iconic skyscrapers such as Taipei 101 and Burj Khalifa, DMCI Homes applies similar principles to its new Quezon City developments—One Delta Terraces and The Erin Heights.
One Delta Terraces, located at the corner of West Avenue and Quezon Avenue, and The Erin Heights, situated along Commonwealth Avenue corner Tandang Sora Avenue, both employ an outrigger system—a structural framework that connects the building’s core to its outer columns at strategic levels for greater stability.
This setup allows the building to resist strong winds and earthquakes more efficiently by distributing lateral loads and reducing swaying. The result is greater stability and comfort for occupants, even on the upper floors.
While the concept may seem straightforward, designing and implementing an outrigger system requires sophisticated analysis and precision.
DMCI Homes employs Performance-Based Design (PBD), which uses site-specific data and advanced simulations to predict and evaluate how the building will perform under various seismic conditions.
This ensures that every possible scenario is accounted for in the design of One Delta Terraces and The Erin Heights.
To exceed standard safety requirements, these measures are further reinforced through international peer reviews.
Global consultants such as Thornton Tomasetti and Dynamis work closely with local engineers on record to conduct independent reviews of DMCI Homes’ high-rise projects—ensuring that each development meets world-class standards in safety and structural integrity.
Probabilistic Seismic Hazard Analysis
Each project also underwent a Probabilistic Seismic Hazard Analysis (PSHA) to evaluate potential ground shaking specific to the site.
For One Delta Terraces, the study was conducted by Fugro, a Dutch multinational company and a leading provider of Geo-data services that collect and analyze data about the Earth and built structures.

For The Erin Heights, the analysis was done by Langan International, a New Jersey-based geotechnical and seismic consulting firm whose global portfolio includes the Chase Center in San Francisco and the Jeddah Tower in Saudi Arabia.
Wind Tunnel Testing
To further enhance structural integrity and comfort, wind tunnel testing by Ontario-headquartered RWDI, the same global environmental engineering consultant behind the Burj Khalifa and Taipei 101, was performed to analyze wind behavior and optimize the buildings’ performance.
This test also supports DMCI Homes’ proprietary Lumiventt® Design Technology, which maximizes natural light and airflow across residential floors.
Quality Management
Beyond advanced design, DMCI Homes ensures consistent quality through its in-house construction team of engineers, architects, and skilled professionals.
The company operates its own Concrete Batching Plant, Hollow Blocks Plant, and Centralized Rebar Fabrication Facility, and uses quality-control equipment such as the Universal Testing Machine (UTM) and Compression Machine.
Technologies such as Building Information Modeling (BIM) and the Robotic Total Station streamline the entire process—from design to construction—ensuring precision and efficiency at every step.
